Should You Paint Your Home Brick?
Let us start off by saying that everything in life has pros and cons, let me elaborate. Brick painting is something new and modern that a lot of homes in modern construction and new construction are doing to make their homes look modern. A lot of factors take play into doing this process successful and last a long time and it starts off by the prep process of the home. First thing is to pressure wash the house to remove mold, mildew and algae from the surface so that way the primer and paint can stick well and last a long time.
WHAT ARE THE PROS OF PAINTING YOUR BRICK?
Pros are that it looks more modern, clean and your don’t have to look at the same red brick color for the whole life of your home. You have thousands of different color combinations you can use when painting brick and you can change them as soon as you like. Another pro is that mold and algae is easier to clean to since it sticks to the paint and not the actual brick surface. Also painting your brick up brings the value of your home since it is what modern construction is all about and it does look more beautiful.
WHAT IS THE FULL PROCESS OF PAINTING BRICK?
Like first stated above you have to pressure wash the brick prior to painting to remove mold, algae and mildew. Second step is to prepare to prime the brick, by prepping we mean to cover everything that is not getting painted with tape and plastic, like doors, windows, soffit and fascia, etc. so no overspray gets on anything and you protect your clients home. Now we're ready to start priming, you can do this step one of two ways, either by spraying it which is 1000 times faster or you can do it by brush and roller which is more labor intensive. Always after you spray the primer which is our to go method of priming and painting brick make sure to backroll it to get inside the mortar and all of the surface. Our favorite primer of choice is the Loxon Primer from Sherwin Williams which is meant for concrete and masonry and works great for stucco and brick. After this process has been completed we are ready to apply 2 coats of our favorite paint which is Loxon XP from Sherwin Williams and its great since it gives you durability, coverage and it lets the brick breath like it should since is an elastic paint that expands and contracts during weather changes to prevent the brick moisture from getting stuck inside the brick. Make sure like previously stated to apply 2 coats and to backroll in between coats to give a nice and even finish to it. Now you’re pretty much done with the entire process and you just gave your client a beautiful home that lasts anywhere from 12-20 years if done properly before they have to touch the brick again, only pressure wash it every year for a nice and clean home.
HOW LONG DOES THIS PROCESS TAKE?
From start to finish we guesstimate on a 2,400 - 3,000 square footage one story home anywhere from 3-5 working days. And of course bigger homes take longer as well as two story homes.
WHAT ARE THE CONS OF PAINTING BRICK?
One of the cons of painting brick is that you have to maintain it and paint it every 12-20 years if done correctly. Another con is that mold and mildew will be more visible now do to the fact that brick is now painted. And the last factor is that it will be really difficult for brick to be brought back to its original look after it has been painted.
